This is a 4 or 5 bedroom apartment consisting of the upper two floors of a large duplex. This apartment has 10' ceilings,TRANSOMS over the doors and large wood trim and HARDWOOD FLOORS. The apartment has been totally renovated with all NEW WINDOWS, NEW WIRING, NEW PLUMBING, Telephone jacks and T.V. Cable outlets in all bedrooms. You have the capacity to have up to 4 separate telephone lines in, with no installation fees. There are battery operated smoke alarms in all rooms, carbon-monoxide sensors in the living room, fire extinguisher on all floors. All Bedrooms are brightly painted with lots of light. On signing a lease, all tenants sign one lease. I require for all first time tenants a Parent Guarantor form to be signed by a parent. This simply states that the parent agrees to be responsible for all damage & rent caused or due by their son/daughter. At the signing of a lease I require one months rent. On moving in I require11 post dated cheques starting May 01. All leases are for 12 months and are usually May to April.
These are my homes and I maintain them. These apartments are all in excellent shape and trouble free. Should anything require attention I request that all tenants call me immediately so the matter is addressed. I look after all the outside maintenance,lawns etc. I do not come by every week to put out your garbage, If I am there I will do it. I request that all tenants treat my home with care and in return I will do what ever I can for my tenants.
